Rules & Regulations
These guidelines help make Rossville MHP a safe, clean, and comfortable place for everyone. By living here, you agree to follow them.
Lease
- All tenants/residents must have a signed lease or agreement/contract on file. If there is no lease on file, tenant/resident(s) will be considered "Tenant At Will" under the State of Georgia. Therefore, any and all verbal agreements will be considered null and void. Tenant at Will can be re-considered to complete, accept, and/or sign a purchase, buy, lease, etc. at the sole consideration of Park Management.
Visitors & Guests
- Guests staying longer than five (5) days must register with the office. Management expressly reserves the right to refuse habitation permission for any or additional extended stay (10 days or more) visitor(s) not included on the Rental or Lease Agreement.
Renting & Sub-Letting
- Renting or sub-letting of the mobile home is NOT allowed without written permission. The registered owner must live in the home unless written permission is granted.
For Sale
- Management must be informed/notified when you are offering your home for sale. "For Sale" signs may be displayed in the window only.
- The buyer and Park management must be notified and disclosed of any outstanding balance owed (i.e., garbage fees, taxes, lot lease, etc.). The balance, if any, must be paid off prior to the final sale.
- A copy of the Bill of Sale with the seller's new contact information must be provided and witnessed by Park management. Failure to comply with this request may result in denial of lease/rental agreement and removal of home from the park.
Mail & Mailbox
- Tenants who have received a mailbox key are responsible for a replacement fee per key. Park is not responsible for any lost or stolen mail.
Garbage
- All garbage must be placed into tied bags and placed into the provided trash can. All garbage must fit into the can with the lid closed. No bulk items or overly heavy items.
- Trash pick-up is every Wednesday. Please place your can by the road and, once emptied, place it back by your home. Excessive trash or bulk items may not be picked up and will be the responsibility of the resident.
- The Tenant must not allow accumulation of garbage at their lot.
- There will be a fee for illegal dumping of non-household waste such as furniture, appliances, mattresses, construction debris, and yard waste. The Tenant will have 24 hours to correct a violation of this nature. Failure to comply will result in activation of fines and/or possible eviction.
Electricity
- Tenants are responsible for electrical-related account setup. All fees and maintenance charges are the responsibility of the Homeowner or Tenant as per the Rental/Lease agreement.
Sewer
- Tenants are responsible for all stoppages or blockages. Any damage to the water system from their mobile home to the sewer or water system is the responsibility of the Homeowner/Tenant. This includes any outside contracting to service the water system or sewer, whether routine or emergency in nature. Please ask for any tips to avoid these problems.
Water
- Tenants are responsible for the freeze protection of the plumbing (including the water meter) according to the Rental/Lease agreement guidelines.
- THEFT OF ANY UTILITIES IS GROUNDS FOR IMMEDIATE EVICTION AND CRIMINAL PROSECUTION.
Mobile Home & Lot Maintenance
- Tenants are fully responsible for cleaning, repairs, and maintenance of their own trailer and premises.
- Mobile homes must be kept clean — mildew, dirt, stains, etc. must be removed to maintain a neat appearance. Please ask for any tips to help you maintain a good appearance and avoid any violations.
Mobile Home Skirt
- Any mobile home in the park must be skirted. If skirting is not acceptable, fines may be applied. Should you need help with skirting, please let us know. Corrected skirting must be fulfilled within thirty (30) days. Otherwise, Rossville MHP will install at a cost and bill back until paid in full.
Storage Buildings & Outside Storage Areas
- Storage buildings may not exceed 120 square feet of floor space and 10 feet in height. Storage of items on porches, carports, or outside of storage buildings is not permitted. Storage areas must be kept neat, clean, and organized.
- Storage area items such as lumber, bicycles, etc. must be stacked and tarped where applicable — lumber should be stacked and tarped; bicycles should be stacked upright neatly.
- Storage on an adjacent empty lot is subject to lot rent at a rate to be determined. A separate storage agreement must be signed. Any violation of storage or area guidelines is subject to termination of the storage agreement and/or Rental/Lease agreement.
Swimming Pools
- Swimming pools of any kind are not allowed in the park at any time, including seasonal or temporary pools.
Trampolines
- Trampolines of any kind are not allowed in the park at any time, including seasonal or temporary trampolines.
Vehicles & Parking
- No inoperable vehicles. No commercial vehicles. No equipment (i.e., backhoes, trailers, or associated work equipment) will be stored or parked on your lot or within the park.
- There will be no more than two (2) motor vehicles per mobile home without written permission from management. Tenants must park their vehicles on their designated lot. All vehicles must be registered with the Office.
- Non-operative vehicles will have to be fixed or removed from the park. Vehicles that are towed from the park are at the owner's expense.
- Additional vehicles (3+) will be charged a monthly fee unless arrangements are made with park management. Vehicles not registered with the office are subject to towing at the owner's expense.
Water Heater / Tanks
- Each hot water heater tank used by the Tenant must have a check-valve or other device installed to keep water in the tank from running back down the pipe in the event that the park's water supply is cut off. This will prevent damage to the heating element in your hot water heater. The park is not liable for any damage related to tenants' water heaters. Please consult management with any concerns of compliance.
Damages
- To avoid damaging utility lines, management approval must be given prior to any digging, setting of poles, etc. Any costs incurred due to violation of this rule will be charged to the resident.
- Anyone damaging the property of the park, either intentionally or accidentally, will be charged for the repairs. Any and all vandalism will be prosecuted. All park vandals will be subject to eviction. Tenants are responsible for their children's and guests' actions.
Soliciting
- No soliciting or canvassing is permitted without the written consent of the Park Manager. Tenants should be aware of this and ask to see written permission if you are unsure. Please call 911 if you are not comfortable with someone's presence.
Children
- Parents and hosts are responsible for the acts of children in their care. All suspected violations of laws protecting juveniles will be reported to the appropriate agency.

Pets
- No aggressive animals as defined by Management, the State of Georgia, or local authorities. No pets over 20 lbs. are allowed in the park without authorization. No live stock.
- No dogs may be allowed to go outside of the Tenant's premises unless under the control of its owner. A leash is highly recommended to avoid any violations.
- Noisy or unruly pets are not allowed. No loud pet noises or pet disturbance within the park. Pets must not be allowed to cause damage to the yard of the Tenant's premises or to other areas of the park — i.e., digging holes, knocking on things, or defecation/urination onto objects, etc. Tenants are to clean up after their pets.
- Failure to comply after two written notices are issued will initiate the EVICTION process.

Tenant Compliance
- All Tenants shall comply with all applicable laws, ordinances, and regulations of the State of Georgia and all local government agencies. All mobile homes must have a current annual license. The homeowner must provide the office with a copy of registration.
- No illegal activity allowed of any kind. Suspicion of any illegal activity — Park has the right to evict, void, null, revoke, or non-renew any contracts in place and has the right to pursue for any and all damages caused by tenant(s)/resident(s) for: legal expenses, property damages, towing expenses, labor for repairs, and any other expenses the Park has absorbed. Park has the right to involve Local Authorities and enter any property without notice, at any time.
Safety
- The speed limit is 5 MPH. Motorcycles/ATVs are not to be ridden in the park except to and from the exit.
- No open fires allowed other than charcoal or gas grills. Air rifles, BB guns, bows and arrows, slingshots, etc. may not be used in the park.
Considerations
- Public intoxication, use of profanity, loud and boisterous talk or laughter, immoral conduct, loud radios, televisions, etc. are not allowed. Please be considerate of your neighbors.
Quiet Time
- The quiet time for the park is between 22:00 (10:00pm) and 06:00 (6:00am) every day unless written permission is granted. Any repeated documented violations are subject to fines and/or possible eviction.

Management Rights
- Management reserves the right to: refuse admittance to anyone; decline to rent/lease any lot, space, or mobile home; refuse to accept further rent or payment; eject without notice any objectionable person or persons or personal property who cause a disturbance or become a nuisance. Management shall be the sole judge of who is objectionable and what constitutes a disturbance or nuisance.
- Management also reserves the right to amend, change, or expand these Rules and Regulations as necessary. A notice can be given upon request, or Management can provide a Notice of Amendment within 7–10 working days. If a conflict arises with Lease/Rental or other Agreement, Management will determine which document will govern said dispute.
